Opportunities and constraints

 

The site is ideally placed to accommodate a new neighbourhood, as recognised by the Council in its identification of Nerrols as a suitable option for early release. There are no overriding constraints preventing the delivery and development of this site.

In developing the masterplan we have taken into account a range of constraints and opportunities reflecting the site's location and context.

Key constraints informing our proposals

  • Views from neighbouring communities, Cheddon Fitzpaine, Hestercombe Park and Gardens, public rights of way and the Quantock Hills Area of Outstanding Natural Beauty for example.
  • The site's location within the 'Green Wedge'.
  • Local wildlife, including lesser horseshoe bats from Hestercombe House.
  • Nerrols Farm Grade II listed building.
  • Flood plain along the Maiden Brook.
  • Capacity of local infrastructure and facilities.

Key opportunities informing our proposals

  • Proximity to existing employment (e.g. Crown Industrial Estate) and community facilities (e.g. health centres and schools).
  • Delivery of public transport improvements, including a bus priority scheme along the A3259/Yallands Hill.
  • Potential for a new 'local centre' to provide shops, employment and other facilities for existing and new residents.
  • Ecological and landscape enhancement through new planting.
  • Connections to the town via public transport, pedestrian and cycle links.
  • Green links through to the wider countryside and provision of new open space, including a linear park along the Maiden Brook.
  • Sustainable urban drainage systems (SUDs) linking with the Maiden Brook.
  • Safeguarding land for a future 'northern outer distributor road'.
